Aren't all foreclosure houses good deals?

Not necessarily.  Just because a home is listed as 'bank owned' or 'foreclosure' or 'REO' doesn't mean that you are getting the best deal.  The structural soundness and house layout are important factors as well as price and location when considering purchasing a foreclosure house.

What is the process for purchasing a home from you?
Purchasing from us is easy:
  1. Write an offer
  2. Submit earnest money deposit 
  3. Begin escrow & title process
  4. Buyer requisitions funds
  5. Closing
Is Michigan Foreclosure Liquidators licensed?
Yes.  We are a licensed brokerage with the State of Michigan.  All of our sales representatives are licensed agents as well. HOWEVER, the difference between us and other agencies or brokers is that WE OWN all of the homes that we sell.  That means that we can make a fast and final decision if we will accept an offer or not.  Gone are the days of submitting an offer through an agent and waiting 7 days or more to hear back.  At Michigan Foreclosure Liquidators, you'll have an answer within hours.

Is the 'Cash' price for your houses different from the listed price?
Our listed prices represent the absolute lowest price houses you can own or hold as rentals that are rock solid and will give you plenty of equity and/or cash flow.  With this being the case and with so many buyers, we rarely discount the prices of our properties.  HOWEVER, we look at and evaluate every offer that we receive.

Do you sell your houses on rent-to-own?
We will often make select properties available for rent-to-own - for qualified buyers.  Check our property listing page regularly to see which ones are available for rent-to-own.

Can't I find a better deal on my own?
Maybe.  But we doubt it.

Our full time profession is locating and acquiring the best homes at the absolute best prices. You may find a cheaper home, but chances are it isn't in as good of condition as one of ours.  You may find a home that needs less work, but it won't be nearly as cheap as what we can provide you with.  Ous passion and our speciality is getting our clients the absolute best housing deals on the planet.  Bar none.

What kind of permits or certifications will I need when I purchase a home?
Permits, licenses and certifications needed for your home or rental property are dependent upon the municipality of the property.  We will provide you with all of the contact information for the requisite departments for whichever city or town you purchase in from us.

Do you perform repairs and renovations?
No.  At this time we do not offer contractor services through Michigan Foreclosure Liquidators.  However, we have a stable of seasoned and well qualified licensed and insured contracts that we will put you in touch with and help you work with to ensure a top quality and cost effective rehab of any home that you purchase from us.

What does purchasing a foreclosed home entail?
Purchasing a home that has been foreclosed can represent a great opportunity to pick up a home at a discounted price.  The prices are discounted because foreclosed properties have typically been neglected, vacant and otherwise in disrepair. 

Purchasing a foreclosed home can entail a great deal of renovation, which means out of pocket costs for buyers.  However, the rewards of purchasing a home in this manner are: increased equity for the purchaser an a high-yield cash flow asset for those that purchase for investment property.

When purchasing a foreclosed home, you can expect the home to need some amount of repair work - so plan accordingly!

What is an REO?
An REO is a "Real Estate Owned" property.  An REO property is one that the bank, mortgage or finance has taken back from a non-paying occupant and is making available for sale.

Do all of your properties need repairs?

Most of them do.  We sell most of our properties in 'as-is' condition.  This means that the house may need only a furnace and new carpeting or it could need a complete rehab from top to bottom.  It all depends on the house and what you are looking for and how much money you want to make.
